India Sees Surge in GCC Office Leasing, Up 24% Across Key Cities

According to a Vestian analysis, the demand for office space by Global Capability Centres (GCCs) in India increased by 24% over the last fiscal year, reaching 31.8 million square feet across seven major cities. This represents an increase over the previous year’s figure of 25.6 million square feet.
According to the report, GCCs continue to be a key driver of India’s office industry, owing to cost optimisation, a skilled talent pool, and favourable policies.
In 2024-25, GCCs accounted for 42% of office space absorption in India, up slightly from 41% the previous year. Shrinivas Rao, CEO of Vestian, noted that GCCs have a substantial impact on India’s office sector, accounting for more than 40% of total absorption over the last two years.
This percentage is expected to grow further as large conglomerates in IT-ITeS, BFSI, healthcare, engineering, and consulting expand their operations.
Bengaluru led in lease activity in 2024-25, with 12.43 million square feet, up from 8.34 million square feet the year before. In Mumbai, GCCs absorbed 3.68 million square feet of office space, up from 1.36 million square feet.
